Lease Equity were appointed to manage the Forest Lakes Forum in December of 2008 on the basis of our track record of increasing traffic flows and improving tenancy mix. We have immediately activated a value enhancement strategy which is beginning to take effect.

As is usual management practice, a complete audit was undertaken of the property in addition to a pro-active action plan devised to guide our client as to where value could be added. Lease Equity is now in the process of revitalising Forest Lakes Forum to ensure the centre builds custom and continues to grow market share in the catchment.

 

 

Waterford Plaza Shopping Centre - Karawara, Western AustraliaWaterford Plaza Shopping Centre

Waterford Plaza is situated on the corner of Manning Road and Kent Street in Karawara and is adjacent Curtin University which has over 35,000 staff and students in attendance.

The Centre has a GLA of 5,765 square metres and is anchored by a Coles Supermarket and 28 specialty stores.

The property is currently in the process of being redeveloped with the addition of a second supermarket and a further 30 shops, benefiting the Centre’s status as the District Shopping Centre for the City of South Perth.

 

Southern River Shopping Centre - Southern River, Western AustraliaSouthern River Shopping Centre

Opened in late 2005, Southern River Shopping Centre comprises a Coles Supermarket and 16 specialty retailers.

Located in the fast growing southern corridor, 18km South-East of the Perth CBD, this centre caters for the expanding population of the area in a prominent position fronting Ranford Road in Southern River. Anchored by a Coles Supermarket, the Centre has generated much excitement and now is fully leased.

Lease Equity were appointed to oversee the leasing and property management aspects of this development from commencement of planning. Working in conjunction with the developers, Lease Equity developed an optimal tenancy mix to maximize the value of the asset resulting in higher returns to stakeholders.

Directly adjoining Southern River Shopping Centre are two new Showroom complexes. Providing over 7000 m2 of retail and showroom accomodation. The existing occupancy is mixed, with a total of 10 showrooms leased, together with a Shell Service Station and Warooga Child Care Centre. The existing tenant base includes Howard Storage World, Solver Paints, Access Music, Salvos and The Retic Shop.

 

Secret Harbour Shopping Centre - Secret Harbour, Western AustraliaSecret Harbour Shopping Centre

Secret Harbour Shopping Centre is located in the booming southern corridor between Rockingham and Mandurah in the booming suburb of Secret Harbour.

Stage One of Secret Harbour Shopping Centre has been completed and fully leased by Lease Equity and includes a Woolworths Supermarket and 16 specialty stores including Brumby’s Bakery, Australia Post, Chicken Treat and national coffee chain Jamaica Blue, resulting in an outstanding tenancy mix.

This community and convenience based shopping centre supplies the needs of an area which is growing at an extraordinary rate of 12% per annum.

 

Thornlie Square Shopping CentreThornlie Square Shopping Centre

Thornlie Square is a double supermarket, sub-regional centre. The Centre is comprised of both Coles and Supa IGA supermarkets, the latter trading seven days 8am – 11pm,
and 42 Specialty Stores.

Thornlie Square’s two supermarkets are supported by a “Red Dot Mega Mart”, being one of Western Australia’s prominent mini majors.

The Centre is undertaking a significant refurbishment, creating a new entrance facing Spencer Road, upgrades to existing entrance statements and improved internal lighting and features.

Thornlie Square is a modern, fully serviced Shopping Centre. As an integral part of the community, the centre continues to draw on the primary catchment area for its core business, whilst gaining exposure and drawing customers from secondary and tertiary catchment areas.

The centre is easy to access and has plentiful parking facilities, making Thornlie Square a convenient choice for shoppers.

 

Gosnells Central Shopping Centre - Gosnells, Western AustraliaGosnells Central Shopping Centre

Gosnells Central is located on Albany Highway in the heart of the City of Gosnells.

The Centre is anchored with a 4390 m2 Coles Supermarket, collectively with 10 specialty stores, including Crazy Clarks, Brumbys, Dominos Pizza, Red Rooster and TAB. The Centres GLA is approximately 7,500 m2.

In conjunction with Lease Equity the owner is looking to further enhance the Centre. Development options are being considered at present, with additional retail space likely to be added to the Centre potentially fronting directly onto Albany Highway. Lease Equity has added significantly to the overall value of Gosnells Central. Successes with a number of market rent reviews have boosted not only the income of the property, but have increased the investment value accordingly.


 

Tudor Arcade - Armadale, Western AustraliaTudor Arcade

Tudor Arcade is located on Jull Street, Armadale, just 30 minutes south east of the Perth CBD. The arcade is situated in a prominent position fronting the Jull Street Mall, which is one of the main entry points to the Armadale Shopping Centre and is the retail focal point of Armadale Town Centre.

This property comprises a small retail arcade, external shops fronting the mall, a TAB and an Irish theme tavern with restaurant. The property has the added advantage of being located directly opposite the new Armadale train station which is expected to dramatically increase foot traffic to the arcade.

Our clients have owned this property for many years and appointed Lease Equity for ongoing management and maintenance leasing. A portion of the centre has recently undertaken a refurbishment which has significantly improved the appearance of the centre.

Lease Equity were appointed to undertake the property management of this high exposure community shopping centre on the basis that a full refurbishment and leasing campaign would be undertaken.

A number of new lettings have already ocurred including Commonwealth Bank, Australia Post, ANZ, Empire Pizzeria, Han's Cafe, Raspberry Fields and the addition of an IGA Supermarket.

This property is now on track to seeing a substantial increase in value under our management.

 

Corfield Shopping Centre, GosnellsCorfield Shopping Centre

Corfield Shopping Centre is situated on Corfield Road in the suburb of Gosnells and features an IGA supermarket, popular tavern and a variety of specialty stores.

The Centre has recently undertaken a refurbishment which has improved the look of the area. Plans are in place for Corfield Road the be expanded to a duel carriageway to accommodate the increase in traffic from the Tonkin Highway extension which will further increase the centre's exposure.

National Retailers Muzz Buzz and Chooks Fresh and Tasty have recently added to the Centre, further adding to Corfield Shopping Centre's strength and pulling power within the catchment.

 

West Armadale Shopping Centre

Lease Equity were engaged to undertake the day to day management of West Armadale Shopping Centre and prepare it for future development. Deconstruction is now underway, with the centre being moved to a more prominant site on the corner of Armadale Road and Eighth Avenue.

Construction of the new Haynes Shopping Centre has begun and when complete, will boast a brand new Coles Supermarket and approximately 16 specialty stores.
